These Terms and Conditions ("Terms") govern your use of the services and client portal provided by Lonn the Dons Residential Concierge LLC, doing business as Lonn The Don's Residential Concierge ("we," "us," or "our"). By engaging our services or using our portal at home.lonnthedon.com (also reachable at app.groundsmate.com), you agree to these Terms.
Our services
We provide residential concierge and property services to select homeowners in South Florida. Specific work, pricing, and scheduling are agreed between you and our team through estimates, approvals, and appointments in the client portal. Estimates are valid for the period stated and work proceeds only after your approval.
Your account
You are responsible for the accuracy of the information in your account and for keeping your login credentials confidential. Please keep your contact details, including your mobile number, current so we can reach you about your service.
Payments
You agree to pay for approved work and any membership fees as described in your estimates and invoices. Payments are handled through our third-party payment processor. Late or unpaid balances may pause service.
SMS text messaging program
By providing your mobile number and enabling the "Text message" option during onboarding or in your account under Settings › Notifications, you agree to receive recurring service-related text messages from Lonn The Don's Residential Concierge at that number. These include confirmation that a request was received, notice that an estimate is ready, appointment scheduling and confirmations, visit reminders, and urgent property or weather notices.
- Consent is not a condition of purchase. You do not have to agree to receive texts to use our services.
- Message frequency varies with your account activity; you will typically receive up to a few messages per month.
- Message and data rates may apply depending on your mobile carrier and plan.
- To opt out, reply STOP to any message at any time, or turn off the "Text message" option in Settings. You will receive a single confirmation and then no further texts.

- Carriers are not liable for delayed or undelivered messages.
- Your mobile number and consent are handled as described in our Privacy Policy and are never shared with third parties for their marketing.
Acceptable use
You agree to use the portal only for lawful purposes related to your own property and account, and not to disrupt, misuse, or attempt unauthorized access to our systems.
Disclaimers and limitation of liability
We provide our services with reasonable care and skill. To the fullest extent permitted by law, our services and portal are provided "as is," and we are not liable for indirect, incidental, or consequential damages. Nothing in these Terms limits liability that cannot be limited under applicable law.
Changes to these Terms
We may update these Terms from time to time. The current version is posted here with its effective date, and continued use of our services means you accept the updated Terms.
Governing law
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules.
